Project Overview

     Asian Village Atlanta is a 70 acre planned internationally themed mixed use development located 15 miles north of Atlanta close to Interstate I-85 at Exit 101. Located within the City of Norcross, Georgia it will be viewed and visited as a destination community.

     The community will attract visitors, shoppers, residents, educators and a workforce focusing on the burgeoning appeal of the mixed use community. It will foster a live, work, play and learn lifestyle in a “place making atmosphere”.

     Emerging demographic and international influences have created the opportunity for this project to be successful based on several economic drivers; the rapidly growing international population, particularly along the I-85 (Boom Belt) corridor and its 5 mile proximity to I-285 (Atlanta’s Perimeter Highway), an educational focus on the international and local community, and a place to enjoy cultural amenities.  The Southeast United States lacks a major destination community, whereas our plan is to recognize, implement and execute a development to take advantage of these opportunities.

     Asian Village Atlanta will serve as an upper scale multifunctional Asian culture and tour center. The complex will consist of a Chinese classical garden as well as small "villages" from many Asian countries and regions such as China, Korea, Japan, Thailand, Persia, etc. There will also be several museums, including a tea museum, a beer/wine museum, a porcelain art museum, a crafts museum, and a garment museum. It will also include a performing arts center, a 5-star hotel, office buildings, multi-family residences, schools, merchandise expos, and various retail establishments including restaurants, gift shops, and high-class specialty stores. Visitors will be able to spend one day to experience Asian cultures without actually flying to Asia.

     At the center of Asian Village Atlanta will be a Chinese classical garden donated by the Chinese city of Suzhou. The city of Suzhou is famous for its beautiful gardens, with thousands of years of tradition.

developer and its partners to participate in public finance that will enable the project to move forward in areas that would otherwise not be viable. TAD 2, through tax increment financing, will be the vehicle for the issuance of taxable bonds. The bonds will help to underwrite the cost of the project. This will enable the City, the County, and the School District to capture future property taxes through increased property assessments.

     The financial assistance allows an “underserved area” to benefit from the subsidy, creating a “halo effect” in a redevelopment area, causing that area to become more financeable. This economic uplifting in the area will enable the community and its development partners to fulfill their vision of a vibrant regional commercial and residential center. The TAD will leverage planned private investment that will provide public funds to address, update, and improve the area’s infrastructure, enhance the public amenities, and to create green space.
 
      The area and more specifically the project will also the benefit from a Livable Communities Initiative (LCI), and a Community Improvement District. In addition, the City of Norcross has designated the area as a Redevelopment Area Overlay District (RAOD). This will enable the city to draft zoning and ordinances around the developer’s plans which follow the guide lines as designated by the RAOD. The overlay will be flexible to incorporate the land uses as proposed, in a flexible manner and to assure minimal delays in land uses changes to meet market demand. The overlay will allow for office, retail, hotel, cultural amenities, and multifamily and senior residential uses on a high density scale to promote a 24 hour village atmosphere as described above.  This project will require a DRI (Development of Regional Impact) to be reviewed and approved by the Atlanta Regional Commission (ARC) and the Georgia Regional Transportation Authority (GRETA). We believe this plan adopts their core principals in reducing transportation costs and improving air quality.

 EB-5 Investment

The EB-5 Visa is a United States visa that provides a method for foreign nationals to obtain permanent residency through investment. The EB-5 Visa Program attracts foreign capital, creates jobs for American workers, and provides the most immediate and flexible method for foreign nationals to obtain a green card.

There are three basic requirements for an EB-5 visa:

  • First, the alien must establish a business or invest in an existing business that was created or restructured after November 19, 1990.
  • Second, the alien must have invested $1 million (only $500,000 when investing in a USCIS designated regional center) in the business.
  • Third, the business must create full-time employment for at least 10 US workers.

Through an agreement with the Georgia Center for Foreign Investment and Development, the Asian Village Atlanta project has reached Regional Center status.
